Recreational land — hunting tracts, fishing camps, lifestyle acreage — does not produce reliable income. That changes how lenders look at it.

How recreational lenders price the deal

With no operating cash flow, lenders rely much more heavily on the borrower's outside income and balance sheet. Loan-to-value is typically lower — 60–70% — and pricing carries a small premium versus working agricultural land.

Property characteristics that matter

  • Habitat quality, game populations, water features.
  • Road access and proximity to population centers.
  • Improvements — cabins, food plots, blinds, food storage.
  • Surrounding land use — adjoining timber, public land, or other recreational tracts.
